Record Sale in Passau: Karl Group Takes Over Former Eterna Site
The change of ownership at the former Eterna headquarters in Passau has been completed: The Karl Group from Hengersberg (Deggendorf district) has acquired the approximately 40,000 square meter site in the Sperrwies industrial area. A spokesperson for the group confirmed the purchase upon request. After the failed rescue attempts for the blouse and shirt manufacturer Eterna, this gives the area a new perspective comparatively quickly.
The timing is striking: While efforts to find a future solution for Eterna ultimately proved futile, the sale of the Passau site was, according to sources close to the transaction, handled at "record speed." For the location, this means above all one thing: The uncertainty regarding ownership is over – a key prerequisite for the area to be developed and used economically again in a planned manner.
The buyer is the Karl Group, based in Hengersberg, which is active in several business sectors, including construction and real estate projects as well as industrial activities. In Passau, the company intends to "revitalize" the site, that is, to redevelop and redesign it. What specific use will result from this has not yet been publicly detailed. It also remains open within what timeframe the next steps will take place and what tenant or usage concepts the group is pursuing for the large contiguous commercial area.
For Passau, the sale is therefore more than an ordinary real estate transaction. With its approximately 40,000 square meters, the site is one of the defining commercial areas in the location. After the end of the rescue attempts for Eterna, the question now comes to the fore as to whether the announced revitalization will actually enable new commercial activity – and how quickly the clarified ownership situation will lead to concrete development.
